The Investment Strategy - Kelkap's strategy is deliberately focused and repeatable. We target premium residential real estate in tightly held, high-demand urban locations across Australia — markets where quality is consistently undersupplied and buyer appetite from the top end of the market is structurally deep — acquire at or below market value, execute a high-quality transformation, and sell at completion.

How It Works - A structured investment in a single asset. Each Kelkap fund is a unit trust — an Australian investment vehicle that allows multiple investors to collectively own an interest in a project they couldn't access individually. When you invest, you subscribe for Units in a specific fund class that corresponds directly to one project and one property. Your capital is not pooled across multiple deals. You know exactly what you are invested in.
The fund operates for the duration of the project — typically 12 to 18 months from property acquisition to sale settlement — and returns capital to investors once the property is sold and the debt repaid. There are no ongoing distributions during the project term. All value is realised at exit.
Each project is funded by a combination of investor equity and senior debt. This capital structure allows Kelkap to execute projects that are otherwise inaccessible at the individual investor level, while keeping LVR ratios at conservative levels to maintain a buffer against adverse market movements.
